From the 1st June 2007, most residential properties for sale will require a Home Information Pack (HIP) before they can be placed on the market. The introduction of Home Information Packs by the Government is designed to make the home buying and selling process more consumer friendly, quicker and simpler to understand.
What

Who
propertygarden.com engage Government qualified Home inspectors to provide the pack – it is prepared in both hard copy and disc format for potential buyers.
How
It will take five working days from sole instruction to prepare.
Why
One of the biggest complaints about the present system of buying and selling is that important information about the property only becomes available after terms have been negotiated and agreed. The result is that problems with the property are only revealed weeks into the transaction, by which time both parties may have incurred significant costs in legal fees, searches and surveys.
The aim of HIPS is to remove much of this uncertainty by providing key information therefore buyers will be able to make a more informed decision, avoiding possible delays. The biggest benefit for both buyers and sellers will be the saving of fees lost in failed transactions.
